As holiday house prices skyrocket there are fears locals will be priced out the market.
That's the view of an economist, as data from the Real Estate Institute of New Zealand shows the median price in many beachside towns is soaring.
Year-on-year sale prices in Waihi Beach and Akaroa rose 50 percent - and sale volumes have also climbed.
